These guidelines are in place to ensure you find the place that’s right for you, and enjoy your new home and a trouble free tenancy.
Viewing the property
We generally do inspections by appointment. This makes it easy to fit times into you day
Applying for a Property
At the time of viewing, you can obtain an application form or you can download from this website. We accept applications if you have not inspected the property as we know you may be moving from well outside the area.
Please provide all the required information clearly which will assist in a quick process of your application. You can ask as many questions as you like.
- Deposit– (electronic transfer to our trust account) Once approved for the property we require the 2 weeks rent in advance and 4 weeks bond to be paid in 24 hours or we will continue to market the property.
- Copy of photo identification i.e. Drivers License or Passport (see application form for other accepted forms if ID– 100 points of ID is required.
- All tenants that will be residing at the premises are to fill out their details and sign where required.

- Tip: The more information that you provide on your application, the more information we can provide the owner to make an informed decision about your application. Providing all the information at once will also speed up the approval process.
Information for Tenant
At the time of signing the lease, tenant/s will be handed copies of all the relevant paperwork required by law and our agency. Please ensure you read and understand your responsibilities. There are no silly questions. Communication is key for both parties
Lease agreements
At the time of accepting your application, we will arrange a mutually suitable date and time to collect the keys. This will be carried out in our offices at 1/44 Rockfield Rd Doolandella. It is your responsibility to ensure you understand the Lease Agreement and accompanying documents before signing. If you are unsure, please feel free to ask one our friendly staff members to explain anything that is unclear to you. The Lease is a legal document and contains the terms of your tenancy and all rights and obligations you have as the Tenant. Please ensure you keep your copy in a safe place.
Rental Bond
The Rental Bond is 4 weeks’ rent and held for the duration of your tenancy with the RTA in Brisbane.
The Bond form will be provided to you.
Return the completed RTA Bond Form 2 with the signed lease. PLEASE NOTE, WE DO NOT HOLD THE BOND IN OUR OFFICE AND CAN NOT RELEASE ANY MONIES UNTIL ALL EXPENSES RELATING TO THE PROPERTY HAVE BEEN FINALISED.
Rent payments
Rent must be paid 2 weeks in advance at all times. Preferred payment methods are:
- Bank transfer to our BOQ account
- Direct debit (set up between you and your bank)
Our staff will provide you with our bank account details and your individual ID code.
Rent Arrears
If you are going to be late with your rent payment for any reason, you MUST contact your Property Manager to discuss this prior to your rent being due. Failing to advise your Property Manager WILL result in a the Rent Arrears process commencing, this will be detrimental to your history and may hinder you obtaining a rental property in the future.
Failing to pay your rent up to date in full before the expiry of your arrears notice WILL result in an immediate Notice to Leave as a defaulting tenant.
Insurance
It is essential that Tenants clearly understand their responsibility to insure themselves against loss. Listed below is an insurance company familiar with tenancies insurance requirements. The owners insurance does not cover any of your belongings
Property Condition Report
At the commencement of your tenancy, you will be provided with a Entry Condition Report. Please check through the details of the report thoroughly in accordance with the instructions on the report, sign, and return one copy to our office within 3 days to our office or via email. Failure to do so will result in the Exit Inspection being carried out against this original report.
Routine Inspections
A Routine Inspection will be carried out 3 months after the commencement of your tenancy and every 3 months thereafter. Please ensure the property is presented in a clean and tidy manner for each inspection.
Finalising Your Tenancy
It is your responsibility to instruct your Managing Agent in writing of your intention to vacate the property using an RTA form 13 available on line or from our office. There are minimum notice periods set down, but we appreciate the earliest notice possible. Once advised we will provide all the relevant information for vacating
Please note, rent will be charged until the keys are returned to our office, please do not lock your keys inside the property.
To ensure your bond is received, please provide your forwarding address to your Managing Agent on the RTA Intension to Leave form 13
An Exit Inspection will be carried out by one of our staff members on or when agreed before the last day of the lease. If there are any cleaning or damage discrepancies, you will be notified accordingly. Once we have calculated any deductions to be made to your Security Bond, if any, an RTA Bond Refund Form 4 will be forwarded to you for signing. Return this to our office and we will process in electronically with the RTA.
Repairs / Maintenance Request
Please report any maintenance to your Property Manager always in writing by email and if by phone if you wish.
Be aware that ALL emergency repairs need to be reported to the Property Manager prior to contacting repairers.
We have tradesman that we use that will assist you better than unknown repairers. Also this may save you from being responsible for a repair deemed not to be an emergency. If a repair is deemed not an emergency then you will be liable for the expense.
If any reported maintenance emergency or not is deemed no fault found you will be responsible for the callout fees of the repairer.
